New tenant Alfen B.V. will take over the whole building as of 1 July 2018. The lessor is going to be carrying out various works in the building for its own account, including the installation of a cooling system and air-conditioning in the offices and new lighting in the commercial areas.

Dutch company Alfen operates internationally at the heart of the energy transition, as a specialist in energy solutions for the future. With a history that dates back 80 years, Alfen offers a unique combination of activities. Alfen designs, develops and builds smart electricity networks, energy storage systems and charging systems for electric vehicles and combines these in integrated systems in order to meet the electricity requirements of its customers.

The building was acquired in November 2015 when a lease agreement was concluded with LiuGong. LiuGong vacated the building on 1 November 2017. As a result of this transaction, the whole building has been taken over based on a long-term lease.

LiuGong Machinery Corporation has been a major player in the Chinese construction industry for more than 55 years. The company began with the arrival of 500 workers in the provincial city of Liuzhou in 1958. Today, LiuGong is a global success story with 15 product lines, 20 production facilities, more than 8000 employees and more than 200 dealers in more than 100 countries.

Roche Diagnotics extends lease

HighBrook Investors, an American real estate private equity investor, has reached an agreement with Roche Diagnostics Nederland and Roche Diabetes Care to extend the lease relating to office space in the Mercurius building in Almere for seven years. Roche leases approximately 4000 m² of office space spread over four floors. Mercurius is located at Transistorstraat 41 in Almere.

Mercurius is a modern and comfortable office building at the Gooise Poort business park in Almere. The business park has a park-like feel due to the various water features and hedges. The location is optimally accessible on account of its position directly next to the A6 motorway.

HighBrook Investors acquired the Mercurius office building in December 2016 as part of the acquisition of their first Hanzevast office portfolio. At the time of the acquisition of the office building during which Equity Estate acted as advisor to HighBrook Investors, the lease agreement with Roche was about to expire.

During this transaction, HighBrook Investors was advised by Zuiver Almere Vastgoed Adviseurs and Equity Estate. Roche was advised by Cushman & Wakefield.

Zuiver Almere Vastgoed Adviseurs assisted R.I. de Vries & Partners (RIVP) with the acquisition of approx. 10,000 m² of office space at Zoetelaarpassage. Together with Zegers Bouw, R.I. de Vries & Partners (RIVP) acquired Zoetelaarpassage from Unibail-Rodamco. The office building is to be converted into approx. 100 residential units. The apartments will be handed over to De Alliantie on a turnkey basis.

The new apartments will be in a wonderful location, in the centre of Almere, with all the central facilities on the doorstep. As a result of the acquisition, approx. 10,000 m² of office space which had been standing empty will be withdrawn from the market in order to create new living space for first-time buyers. There is a major shortage of housing in Almere for precisely this group and the possibilities are limited. De Alliantie is keen to breathe new life into buildings and increase the availability of affordable housing.

Unibail-Rodamco, as the previous owner of this office space, is also happy with the plans to convert the floors above its shops. The Zoetelaarpassage shopping centre, which includes national retail chains such as Lidl and Tanger as well as local specialist retailers, was given a facelift back in 2015. The new residents living above the shops will bring more vitality to the area.

Realfort, the asset manager of Zoetelaarpassage, assisted Unibail-Rodamco with the sale. The apartments have been handed over to De Alliantie at the end of 2017.

The municipality of Almere encourages conversions of this type as they breathe new life into the city centre and give first-time buyers new opportunities to get onto the housing ladder. Snelvertaler.nl is one of the 15 largest translation agencies in Western Europe and has more than 4000 translators. Besides its head office in Almere, Snelvertaler has other offices in the Netherlands in Amsterdam (Centre), Amsterdam (South), The Hague, Eindhoven, Rotterdam, Utrecht and Nijmegen.

The Green Capitol Towers office complex has a floor area of 22,216 m² and is situated at Transistorstraat 7 in a location which is visible from the A6 (Rijksweg). It has central facilities including meeting rooms, double fibre connections and a professional staff restaurant as well as a parking availability ratio of 1:30.

UNET is part of the Eurofiber Group. UNET has access to the Eurofiber fibre network which spans 18,000 kilometres. UNET has housed the 68 main data centres in the Netherlands in a unique data centre network and its own data centre in Almere. The lease relates to approximately 4,100 m² of commercial space and approx. 1,300 m² of office space. KCME is part of the international Kobelco Construction Machinery Co. Ltd.. The organisation is a leading player in the global field of crawler excavators. From its new head office, KCME is going to build and maintain its dealer network, offer technical support to its dealers and supply parts to the whole region from the parts depot. Parts ranging from big to small will be supplied including cylinders, chain links for undercarriages, cabs and engines as well as O-rings, hoses, pipes, oil and glass.

The Cube Centre – the square building from the centre for fashion next to the A6 at Veluwedreef – has a new tenant. The Bodyfashion Association moved into the building on 1 January 2015. The Bodyfashion Center is the central purchasing, orientation and trade centre for lingerie, foundation garments, underwear, nightwear, homewear, swimwear, beachwear and hosiery. As a result of the new arrival, it is expected that the Cube Centre will conclude contracts with sixty new tenants with a minimum acquisition of approx. 2500 m². Bodyfashion and the affiliated companies are currently still in Amersfoort where the Bodyfashion Center and its tenants have been since 2006.

Almere welcomes A-Ware Food Group

The municipality of Almere welcomes the family-run business A-ware Food Group. The Dutch service-provider specialising in the maturing, cutting, packing, storage and transportation of cheese and other food products is to open a branch in Almere in mid-2013.

At this branch, A-ware Food Group will bring all its services together under one roof. The property will house a cheese warehouse, packing lines and storage for packaged cheese. A new head office is also to be built at the site where support services such as finance and planning will be centralised. A-ware Food Group chose the municipality of Almere on account of its central location in the Dutch centre of logistics and the space available.

A-ware Food Group has been involved in the maturing, cutting, packing, storage and transportation of cheese products for decades. This family-run business has grown in recent years, partly due to take-overs. A-ware Food Group will be able to mature, pack and distribute cheese under one roof at the property located at the Stichtsekant industrial site. Logistics is a spearhead cluster of the municipality of Almere and they were actively involved in finding the most suitable accommodation solution for A-ware Food Group. Zuiver Almere Vastgoed Adviseurs assisted the municipality of Almere during this process.

Mayor Annemarie Jorritsma is happy that the A-ware Food Group chose Almere. ‘The municipality of Almere is able to offer logistical companies a suitable accommodation product in the form of Stichtsekant. In the case of A-ware Food Group, the company chose a combination of an existing premises and a new building on the adjacent plot. The arrival of A-ware Food Group will also lead to additional employment.’

At the premises in Almere, we will be able to combine various activities, enabling us to optimise the quality of the service that we provide for our customers’, explains Jan Anker, CEO of A-ware Food Group. ‘Our collaboration with the municipality of Almere has been running smoothly. Opening a branch in Almere will mean that A-ware Food Group will gradually relocate its maturing and packaging activities from its branches in Zeewolde, Tilburg and Rijen to Almere. Support services such as planning and finance will also be relocated from Zeewolde and Lopik to the new head office in Almere. Through close collaboration with the Joint Works Council, A-ware Food Group will offer all its employees affected a suitable position at the new premises in Almere.

Corio has reached an agreement with two new parties regarding premises in ‘t Circus in Almere. ’t Circus is located in Almere city centre and was reinforced by the arrival of the Vilentum University of Applied Sciences (CAHV). In addition, the children’s indoor playground Kidseiland is also set to open later this year.

CAHV leases a space of 1,865 m² and 1,000 m² of roof garden on the second floor. In total, Kidseiland leases approx. 1,660 m² split between an entrance on the ground floor on Schutterstraat and the first floor.

The new additions to the centre of Almere fit in perfectly with Corio’s ‘favourite meeting place’ strategy: they make the area more dynamic by adding new functions and attracting new target groups.
